New construction of a two-story house, built on the concrete foundation of the lot’s former single-story building. Given the small lot size, it was decided keep the foundation to to eliminate the need for new site work and to minimize the use of concrete.

The new house adds two second-story volumes, looking out at the adjacent bay. Bedrooms are compressed to their essential footprint, giving maximum space to the living programs that occupy the central core of the house. Two north-south and east-west axes terminate in full-height windows, expanding the experience of the house’s interior.

Warm materials were selected to offset the experience of a typical beach house, referencing the client’s European lineage – a synthesis of hamptons vernacular with a French mediterranean palette.
